What was approved
On 3 October 2024, Dubai Media Office announced approval of the new Expo City masterplan. It describes 3.5 square kilometres planned for more than 35,000 residents and 40,000 professionals. These are development targets, not verified current occupancy.
Expo City is developing an existing urban destination. Its official masterplan page sets out the direction; the delivery status of an individual residential project still needs a separate check.

The approved plan connects Expo City’s development with Dubai Exhibition Centre, Al Maktoum airport and Jebel Ali. These links provide a basis for a scenario about business activity in the south of Dubai.
Event-driven short stays and stable annual tenancies are different operating models. The first requires appropriate permissions, management and a realistic event calendar; the second needs sustained residential demand. A peak nightly rate is not a reliable annual income forecast.
Keep Expo City distinct from wider Dubai South
Distinguish a home inside Expo City from a project elsewhere in Dubai South. The map below provides a wider district search; it does not imply that every listed home is within the Expo City masterplan.
Check the exact location, ownership costs, payment obligations and purpose of purchase. For an investment comparison, model a base case without price growth and a case with delayed infrastructure. Add verified market evidence afterwards, not a promotional yield percentage.

Are Expo City and Dubai South interchangeable locations?
No. A Dubai South selection can include projects outside Expo City. Check the specific home’s masterplan boundary and actual journey.
Can planned residents be counted as rental demand today?
No. Planned capacity and demonstrated demand are different measures. A rental calculation needs current comparable evidence.
