Buying property in Dubai: checks before paying a deposit

A practical due diligence guide for overseas buyers. Verify the property, seller, ownership records and reservation terms before transferring money, whether you are buying during a viewing trip or continuing the search from Europe.

Your outcome: a transaction file with evidence, unresolved questions and agreed next steps.

Make sure every document identifies the same unit

Start with the unit number, building, development and the document cited by the seller. Match these against the offer and contract. A development name is insufficient: layouts, areas, floors and ownership arrangements can differ within a building.

DLD offers Property Status Enquiry, including searches by title document and property number. Use the official service to check information, retaining the date and query identifier. An individual search result does not replace a review of the full transaction documents. Start by explaining whether you are a UAE resident or a non-resident buyer. DLD’s completed-property sale registration service lists a valid passport for non-resident foreigners. Ask the registration trustee to confirm the documents and ownership conditions that apply to the particular transaction before paying a deposit.

Check the parties and their authority

Establish the owner, contract signatory and the basis of any representative’s authority. Where a company is involved, ask which supporting records apply. A familiar developer name should not create automatic trust in every message containing payment instructions.

Verify the recipient and payment details through an independent, known channel. Recheck if the details change. Transfer documents and funds through the agreed process; urgency alone is not proof of authority.

  • Owner, unit and contract details are consistent.
  • The signatory’s authority and each intermediary’s role are clear.
  • Payment details have been verified separately from the payment request.

Read the deposit terms before paying

Establish the payment’s purpose: reservation, part of the price or a service. Who receives it, when is it passed on and under which conditions is it refundable? Record the consequences of either party withdrawing and the time allowed to resolve document issues.

If the purchase depends on financing or confirmation of a residence scenario, discuss these conditions before committing and involve an appropriate lawyer where needed. A verbal explanation should not be the only record of a material transaction condition.

Connect document checks with the inspection and district

For a completed unit, inspect the exact property identified in the records. Photograph material issues and check parking, access, management and surroundings. For off-plan property, distinguish promised features from those recorded in the contract and attachments.

Finish with a list of open questions: responsible person, required evidence and deadline. The district map helps find alternatives if one option fails your conditions. Do not mark an issue resolved merely because you liked the viewing.

Frequently asked questions

Does checking one document guarantee the whole transaction?

No. The property, parties, authority, contract and payment need to be considered together. Complex issues require an appropriate professional to review the complete record.

What if an important answer is still missing?

Keep it open and resolve it before the relevant financial commitment. Do not replace evidence with an assumption or a promise to clarify after payment.

Is a Dubai property deposit refundable if the mortgage is declined?

Read the written reservation and sale conditions before paying. Identify how a financing refusal is handled, who holds the deposit and how any refund would be requested. Do not rely on a verbal promise from a different transaction.

Keep comparing homes

Compare the type of home and everyday setting. Prices, availability and Golden Visa eligibility need a separate check for the individual property.
