1. Check foreign ownership and the exact property

DLD’s Property Status Enquiry distinguishes freehold property, which it describes as available to all nationalities, from non-freehold property. Verify the actual plot and ownership right before relying on the name of a district or development.

Build a unit record: building, unit number, floor, area, ownership right and seller. Keep it beside the floor plan and quotation. A change in the unit, area or seller between the reservation and sale agreement deserves an explanation before you approve the next step.

2. Shortlist around your moving date

If a school term determines your move, start with the date you need a usable home. A ready building still needs checks on the unit’s occupancy, condition and access. For an off-plan purchase, ask how your housing plan would work if handover moved beyond the advertised date.

5. Agree the conditions before sending a deposit

Read the reservation and sale terms together. Check the property, seller, payment schedule, deposit treatment and what happens if a deadline is missed. If financing is essential, resolve that dependency in the written agreement before sending money. Do not assume that a mortgage rejection automatically makes a deposit refundable.

Verify payment instructions through a contact you have independently established. Keep the agreement, invoice or payment request, beneficiary details and receipt in one purchase file. If instructions change at the last minute, verify the change before acting.

6. Complete registration and prepare for ownership

Ask the trustee to confirm the sequence of documents and settlement for your case. After registration, check the owner and property details in the issued documents and retain the receipts. Then organise access, inspection, building-management contacts and any work needed before occupation.
